The Building Process
Since 1996, Signature Homes has developed a process of building custom homes that maximizes our customers’ satisfaction with their dream home and minimizes wasting time and money. We’ll work with you through the entire project to balance your needs, wants and budget.
In general, our process has three phases:
Discovery
The process of building your custom home begins with your initial meeting with the owners, Don & Megan Cohan. During this meeting we’ll discuss your general preferences, like location and size of your home. We’ll also share our “standard” features – where we usually put crown moulding, hardwood floors, etc. If you like, we can hold this casual initial meeting as we walk through one of our current houses.
- We’ll build your home on your lot or one of ours. We’ll visit available lots with you to determine their suitability for your desired home.
- We’ll work with you to develop a rough floor plan that will fit your selected homesite. Design ideas, magazine clippings, napkin sketches and even other home plans can be helpful as we develop a detailed list of features you desire for your home. We want to be sure that none of your ideas or preferences are overlooked.
- We’ll give you a rough price estimate based on the specifications you’ve requested thus far.
Planning
- We’ll develop the final set of house plans and specifications – using your architect and/or designer or ours.

Based on the final, approved plans, we’ll establish a detailed contract price.
Building
- We’ll construct your dream home, making sure your home meets the Covenants, Restrictions and Building Standards of your chosen home site.
- We’ll visit vendors with you (as needed) to select fixtures and finishes – items like lighting, kitchen and bath plumbing fixtures, cabinets, countertops, flooring and more. Some of our customers prefer to make these choices on their own, and some appreciate the experience and suggestions we can offer. We’re happy to assist you however you prefer.
- We’ll keep you informed of each step of the building process and where we are in the schedule.
- Before closing on your home, we’ll walk through your home with you, making sure you’re comfortable with how the utilities and appliances in your new home work.
- We’ll also provide an invaluable homeowner’s binder with all the instruction manuals, warranty information, paint colors, carpet samples, etc. that you’ll want as you live in your home.
- We’ll provide a one-year Standard Limited Builder Warranty and a six-year North Carolina Warranty for New Homes provided by Residential Warranty Corporation.
